ContinueThe Approach
We pair hospitality standards with disciplined operations and commercial intelligence — so every home is consistent, well maintained and professionally positioned to perform, for owners and guests alike.
Every home is run on clear systems for check-ins, guest verification, quality assurance and maintenance coordination — so issues are caught and resolved before they reach a guest.
Rates are reviewed continuously against live demand, booking pace and seasonal patterns, positioning each home to protect both booking quality and revenue.
Regular inspections and a trusted trades network keep each home in excellent condition — protecting its value and standing over the long term.
Each home is styled, photographed and listed with care, positioned to attract considerate, verified guests at premium rates.
Operational Authority
Beneath every Special Stays home sits a structured operational system — weekly pricing reviews, market positioning, guest verification, preventative maintenance oversight and clear owner reporting.
Effortless to experience. Precise in every detail. Strategically managed to protect both the condition of the home and its long-term earning potential.
Rates assessed every week against live demand, booking pace and seasonal patterns — adjusted with commercial judgement, not automated rules.
Every home is positioned to attract the right guests at the right value — protecting rate integrity without leaving revenue unrealised.
Identity confirmed, history reviewed and trip purpose understood. We accept guests who match the home, not merely fill the calendar.
Each home begins with an on-site walk-through, presentation review and operational plan. Nothing goes live before it is properly positioned.
Regular inspections, seasonal servicing and a trusted local trades network keep each home in excellent condition — protecting its value over time.
Licensed, insured housekeeping working to a documented standard — audited after every turnover. Presentation is never left to chance.
Regular, straightforward updates on occupancy, revenue and guest feedback — the information that keeps you properly informed, without dashboards to decipher.
Housekeeping, maintenance and guest communication run through one considered system — managed hands-on in the coastal markets we understand intimately.
Why Special Stays
Most managers list your home. We position it, protect it and run it — with structured systems, intelligent pricing and the kind of operational oversight that preserves both its condition and its earning potential.
Rates reviewed weekly against live demand, booking pace and seasonal patterns. Not set-and-forget algorithms — judgement-informed adjustments that protect revenue quality and long-term positioning.
Every booking screened. We verify identity, review history and trip purpose — accepting guests who match the home, not just fill the calendar.
Regular inspections, a trusted trades network and quality assurance before every arrival. Issues are caught early, protecting the asset and the guest experience in equal measure.
Each home is styled, photographed and listed with care. We know which details guests photograph, which linens they remember and how to position for premium, considerate bookings.
Clear, regular reporting on occupancy, revenue, guest feedback and maintenance. No dashboards to decipher. Straightforward updates that keep you properly informed.
We know the Western Australian coast — its streets, its tradespeople, its booking rhythms. This is not a remote service model. It is hands-on management in the markets we understand.
The People Behind It
Special Stays has been managing premium coastal homes across Perth, Fremantle, Mandurah & Peel, and Rockingham & Shoalwater since 2018. It is led by Samantha and Steve — hands-on operators, an Airbnb Community Leader among them, whose background in hospitality, teaching and professional communication shapes how the business runs: clear systems, considered guest interactions and genuine operational thoroughness.
This is not a remote platform or a scaling startup. It is hands-on, owner-operated hospitality — Samantha and Steve are personally involved in how each home is positioned and run — built on local knowledge, long-term market familiarity and the disciplined care that exceptional waterfront homes deserve.

Performance & Positioning
We approach revenue with the same care we apply to hospitality — balancing rate integrity with booking quality, and thinking in seasons rather than weekends. The goal is sustainable performance, not short-term occupancy.
Rates are assessed every week against live demand, booking pace and seasonal patterns. Adjustments are made with commercial judgement, not automated rules — protecting both revenue quality and long-term positioning.
We understand how far in advance guests book coastal WA properties at different price points and pace the calendar accordingly. This protects rate integrity without leaving money on the table.
Each home is positioned to attract considerate, verified guests at rates that reflect its quality. We prioritise guest fit over fill rate, because the right guest protects the home and its review trajectory.
Sustainable performance requires balancing occupancy with average daily rate. We avoid the discounting race that undermines long-term standing, choosing instead to protect the home's premium position.
Western Australian coastal demand has clear seasonal rhythms. We plan pricing and positioning around these patterns in advance, not in reaction to them — smoothing performance across the year.
We think in years, not months. Every pricing decision considers its effect on the home's standing, guest quality and future booking potential. Quick wins are less important than sustained, reputable performance.
